If you have Specialist Disability Accommodation (SDA) funding in your NDIS plan, or you’re looking for an SDA home, a recent change may make it easier to see the funding you’re eligible for.

The National Disability Insurance Agency (NDIA) announced that, from 19 October 2026, the full amount of eligible SDA funding will be included in a participant’s plan when that plan is approved.

First, what is SDA?

Specialist Disability Accommodation is housing designed for people who have very high support needs or extreme functional impairment and meet the NDIS eligibility requirements for SDA.

SDA funding relates to the accommodation itself. It is separate from the funding a participant may receive for the supports they need in daily life, such as personal care or help at home.

Participants generally still need to pay a reasonable rent contribution and their everyday living costs, such as electricity and other bills.

Not every NDIS participant is eligible for SDA. The NDIA makes eligibility decisions based on each person’s circumstances.

What has changed?

Under the updated approach, when an NDIS plan is approved, it will show the full amount of SDA funding the participant is eligible for. This applies whether the person is already living in an SDA home or is still looking for one.

The NDIA says the change is intended to make funding easier to access and reduce delays. It does not change how SDA eligibility is decided or the amount a person is eligible to receive.

What if my plan currently shows $1 for SDA?

Some participants may currently have a $1 placeholder or less than their full eligible SDA amount in their plan.

The NDIA says most participants do not need to do anything immediately. Their funding will be updated at their next plan reassessment.

If you’re moving into an SDA home, you may be able to have your funding updated earlier by submitting a change of circumstances. The NDIA also says participants must let it know when they move into a new SDA home.

Does this mean I can choose any SDA home?

The change affects how eligible funding appears in a plan. It does not remove the need to check that a home and the associated arrangements are suitable for the participant’s needs and approved funding.

When considering an SDA home, it may help to discuss:

  • Whether the home is suitable for your accessibility and support needs

  • How the location fits with your relationships, activities and appointments

  • What accommodation costs and agreements apply

  • What daily supports you need and how they will be arranged

  • Any questions about your SDA funding or moving arrangements

Your support coordinator, plan manager or the NDIA may be able to help you understand how the information applies to your circumstances.

Where can I find the official update?

You can read the NDIA’s announcement: Changes to how SDA funding appears in NDIS plans.

If you’re unsure what appears in your plan or whether you should submit a change of circumstances, contact the NDIA or speak with someone who helps you manage your supports.
